Lumps, Bumps & Waves

Your building site will naturally have a whole lot of lumps, bumps and waves on it. These features are what makes up the contours of your site. Understanding the effect of your contours on your dream home can make or break a project. Contours are represented on your feature survey  as squiggly lines. These squiggly lines join common points on your building site with the same height. Usually the higher the number the higher the level and visa versa.  

  There are three reasons why it is important to understand what the contours are on your site:
  • CUTS & FILLS
  • GARAGE LOCATION
  • FLOOR LEVELS
CUTS & FILLS When space planning your dream home, you may have set a design parameter to keep all of your rooms on the one level.  If your site drops way or rises sharply from boundaries you may be up for some substantial earth removal or retention. Cut meaning the removal of earth, Fill meaning the adding of earth. This is a major budget item as it will involve expensive retaining walls. GARAGE LOCATION Generally speaking you will want to minimise the grade at which your driveway leads up to your garage. This will make it easier for you to manoeuvre your vehicle in and out of the garage. It will depend on your particular type of vehicle however, a grade of about 1:10 (meters) is a maximum. You may need to cut or fill to achieve this. FLOOR LEVELS If you are responding to the contours of your site and have chosen to split the floor plan accordingly, the allowance of adequate space for stairs can become a problem. Especially, if your lot of land is relatively small. Stairs are considered circulation space and circulation spaces are hungry creatures.
